How to change between an HMO and single-let property
A property in Property Manager can be either a multi-unit property (eg an HMO with separate rental rooms) or a single-let (eg let to a single family). This guide shows you how to change an existing property between multi-let and single-let.
It's possible for a single-let property to also be an HMO (ie classified as such for licensing and other compliance requirements). This can also be reflected in PaTMa and the guide also covers recording such a change.
Changing an HMO (multi-let) to single-let
To change a property to be a single rental unit:
- Go to your property list
- Click on the property to change
- Click "Edit" near the top right
- Un-tick the "Contains multiple units" option
- Click "Save"
You may also want to un-tick "HMO (regardless of tenancy type)" if the property is now being let to a family and no longer needs to meet HMO standards (eg licensing).
Changing a single-let to HMO (multi-let)
To change a property to be a multi-unit rental:
- Go to your property list
- Click on the property to change
- Click "Edit" near the top right
- Tick the "Contains multiple units" option
- Click "Save"
You may also want to tick "HMO (regardless of tenancy type)" if the property now needs to meet HMO standards (eg licensing).
