Switch Property Type (Single-let / HMO)

Overview

PaTMa supports single-let and multi-unit properties.

A single-let is rented to one person or family. A multi-unit property will usually be a House in Multiple Occupation (HMO).

You will have chosen the type of let when setting up the property, but it is possible to change it later if the purpose of the property changes.

HMO Options

Changing a single-let to HMO (multi-let)

Starting from the Edit screen as above, check the following options as applicable:

  • Contains multiple units - changes the property type to a standard HMO.
  • HMO (regardless of tenancy type) - building is configured as an HMO (eg it has licensing, building code, etc), or is required to be.
  • HMO outside council licensing - for HMOs which do not meet mandatory licensing (eg based on number of occupants) or which are exempt for some reason.

Changing an HMO (multi-let) to single-let

Starting from the Edit screen as above, uncheck the following options as applicable:

  • Contains multiple units - building will now be configured as one unit.
  • HMO (regardless of tenancy type) - building is no longer configured as an HMO (eg licensing is removed or revoked), or is no longer required to be.
  • HMO outside council licensing - building is no longer an HMO even if exempt from licensing requirements.
